Before Visiting a Builder or Apartment Community

Contact Gr8Day Realty before visiting, registering with or applying at a new-home builder or apartment community. Many builders and apartment communities require your broker or referral source to be identified during your first contact.

When completing a guest card, registration form or rental application:

1. Indicate that you are working with a real estate broker or agent.
2. List Gr8Day Realty as your broker or referral source.
3. Include Gr8Day Realty’s contact information where requested.
4. Send us the property or community information if you would like to move forward.

We will contact the builder or apartment community, confirm our registration and help you complete the next steps.

Current Property and Incentive Information

We regularly review available new-home inventory, apartment listings and advertised incentives. Because availability, pricing and promotions can change quickly, all information should be confirmed directly with the builder, seller or apartment community.

How Our Rebate Program Works

Our clients take an active role in identifying and initially exploring the homes or apartments that interest them. This efficient approach allows Gr8Day Realty to share a portion of the broker compensation or referral fee we actually receive with qualified clients.

Home-Rebate Payment Options

Subject to lender, title-company, builder and legal approval, an eligible home-buyer rebate may be:

• Applied toward allowable closing costs
• Applied toward an approved builder upgrade
• Shown as a credit on the Closing Disclosure
• We will work with you, your lender and the title company to determine which options are permitted for your transaction. Payment timing depends on closing, funding and receipt of the applicable broker compensation.

Apartment rebates are generally issued within 30–90 days after move-in and after Gr8Day Realty receives the referral fee from the apartment community.

Rebate eligibility and the final amount depend on Gr8Day Realty being properly registered as the buyer’s broker or apartment referral source, the compensation or referral fee Gr8Day Realty actually receives, and the terms of the applicable representation or rebate agreement. Home rebates are contingent upon closing and funding and must be disclosed to and approved by the buyer’s lender and title company. Rebates may be reduced, limited or prohibited by the lender, title company, compensation received, program requirements or applicable law.
