Home & Apartment Rebates
Gr8Day Realty is a full-service Texas real estate brokerage specializing in home sales, apartment rentals, and rebate programs for qualified buyers and renters.
Qualified buyers may receive up to a 2.5% rebate on eligible new-construction homes and up to a 2% rebate on eligible pre-owned homes. Qualified apartment renters may receive up to 50% of the referral fee Gr8Day Realty receives.
How It Works
- Explore your options. Search for and visit the new-home or apartment communities that interest you.
- Name Gr8Day Realty as your broker or referral source. Be sure to list Gr8Day Realty on registration cards, guest cards, applications and related documents from your first contact with the property.
- Choose your home or apartment. Once you have found the right property, let us know immediately.
- We handle the details. Gr8Day Realty will contact the builder or apartment community, confirm our registration and guide you through the remaining process.
- Receive your rebate. Eligible home-buyer rebates are provided in connection with closing through a lender- and title-approved method. Apartment rebates are generally provided within 30–90 days after move-in and after Gr8Day Realty receives the applicable referral fee.

Our relationships with participating builders and apartment communities allow us to share a portion of the compensation we receive with qualified clients. When permitted, Gr8Day Realty rebates may be available in addition to incentives offered directly by the builder or apartment community.

How Your Home-Buyer Rebate May Be Applied
Depending on the transaction and subject to lender, title-company, builder, and applicable legal requirements, an eligible rebate may be applied toward:
- Allowable Closing Costs
- Eligible Builder Upgrades or Options
- Other Lender- and Title-Approved Uses at Closing

The rebate will appear on the HUD settlement statement and will be paid at closing if allowed.
Because the rebate money comes out of the sales commission paid to Gr8 Day Realty it cannot be used toward the down payment.
Traditionally most Realtors/Agents take the buyers out and personally show homes. However, our buyers do all the legwork looking for the home they want to buy. We manage the offer and paperwork then we give the majority of our fee to them. In contrast we do not show the homes like traditional Realtors/agents.
In short, the total rebate amount is 2.5% of the sales price; whatever portion is not used toward closing costs will be paid out by check or direct deposit.
Rebates cannot be paid outside of closing per the Texas Real Estate Commission. It will be paid out of the real estate broker fee on the Commission Disbursement Authorization.
