Should you get your new home inspected?
Inspections are always recommended on brand new homes before signing on the dotted line. Before you close on your new home an inspection is recommended but not required. Most new home developers will offer at least a one year warranty that covers everything under the roof including the appliances if they are included. Depending on the size of the home will determine the amount an inspector will charge. Generally speaking inspections start around $500 for a home with 1500 - 2000 square feet. Home Loans & Credit Scores
Unless you are paying cash you will need to apply for a home loan. Most builders offer in-house financing or have preferred lenders that they like. You do not have to use the builders lender but generally they make offers that are hard to refuse. Whether you use the builders lender or your own you will need to have a down payment of at least 3-5%. If you are a veteran (thank you for your service) and using your VA benefits you will not have to put any money down and only pay for your closing costs. Most closing cost are loan related and your lender will let you know the exact numbers. However, regardless of the amount remember that you will get back 2.5% of the purchase price that can put toward closing costs that are not covered or the cash back when we close. Your choice.
Credit scores are also an important part of the loan process. Most lenders like to see a credit score of at least 620. The higher your credit score is the better your loan rates will be. Most loans are for 30 years and cover principal (loan amount), interest, taxes and insurance.
