Rebate Details
- New Construction Homes: Buyers can receive a rebate of 2.5% of the sales price. This is in addition to any incentives the builder might offer.
- Pre-Owned Homes: Buyers can receive a rebate of 2% of the sales price.
- Apartment Rentals: The company also offers a rebate of half the referral fee it receives from apartment complexes.
How It Works
The core concept is that the buyer does the initial “footwork” of locating the home, which saves the agent time, and that saving is passed on to the buyer as a rebate.
- Find the property: The buyer searches for the desired new construction or pre-owned home on their own (using resources like Zillow or builder websites).
- Notify the builder/seller: When visiting a new home community, the buyer must list Gr8Day Realty as their agent/broker on the guest card and application. For pre-owned homes, a buyer’s rep agreement must be signed with Gr8Day Realty before initiating the purchase process.
- Gr8Day handles the paperwork: Once the property is selected and the brokerage is listed as the representative, Gr8Day Realty manages the transaction, paperwork, and closing process.
- Receive the rebate: The rebate is paid out at closing or the next business day after funding.
Payout Options
Buyers have flexibility in how they receive their rebate:
- Applied at closing: The amount will be a credit on the closing statement to cover associated costs. (subject to lender approval).
- Builder Upgrades: The funds can be applied toward upgrades offered by the builder.
