Submitting Offers On Pre-Owned Homes

In a competitive real estate market it is likely that a seller will receive multiple offers. Obviously, sellers will go with the offer that nets them the most money.  Naturally, we want our offer accepted.  Let us help you negotiate the best deal.

Seller Expenses:

1. Real Estate Broker Fees

Broker fees are one of the biggest expenses for sellers.  Sellers can expect to pay about 6% of the sales price.  This is negotiable expense.  At Gr8Day Realty we charge 4% total of the sales price.  This amount will cover the buyer agent's compensation.  Additionally, it also covers the cost of professional pictures, listing on all major real estate platforms, showing scheduled through a showing service, sign in the front yard and digital lock box on the home.  

2. Title Policy

The Title Policy is another expense that the seller would generally cover which is about 1% of the sales price.   However, whichever party is paying for the title policy will pick the title company.  For a stronger offer consider, if able, to pay for the title policy.

Obviously, our goal as your Broker/Agent is to equip you with information that will get your offer accepted. Moreover, these are suggestions; things to consider when making an offer. Clearly, the seller is  looking for the best offer. However, it is your money and your call on what your offer will look like.
